Convey Procedures

SUMMARY

1. Receive Sale Agreement.

2. Undertake Deeds Office Search on property and obtain copy of Title Deeds.

3. Request Purchasers' and Sellers' identity documents, marriage certificates and Ante-Nuptial Contract, (if applicable) and Seller's existing Bank loan account number.  With the Financial Intelligence Centre Act we also require a document confirming the client's residential address.  Originals are required at the signing of transfer and/or bond documents.

4. Request discharge figures from existing bondholder.

5. Apply for Rates/Levies.

6. Prepare transfer documents for signature by Purchaser and Seller.

7. Once discharge figures received, send guarantee requirements and draft deed to bond attorneys, (if we are not attending to the bond ourselves).

8. Transfer and Bond documents signed by parties and costs paid by Purchaser.

9. Pay Rates/Levies.

10. Pay transfer duty to the Receiver of Revenue and obtain transfer duty receipt.

11. Receive guarantees from bond attorneys, (if we are not attending to the bond ourselves).

12. Receive Borer and Electrical Compliance Certificates.

13. Forward guarantees to bond cancellation attorneys, (if applicable).

14. Send documents to Agents in Pietermaritzburg with instructions to lodge.

15. Receive notification of lodgement. 

16. Approximately 7-10 days from date of lodgement the matter comes up for fees.

17. On working day following fees receive notification of registration.

18. The working day after registration prepare accounts and pay out.

Note:  Transfers usually take between 6-10 weeks for registration although this depends on the individual transaction.

Cash transactions are usually quicker than this timescale.
